BEDROOM COUNT & SET-UP — SLEEPS 12: - Grand Master Bedroom: King-size bed, en-suite bathroom, 48" HD TV - 2nd Master Bedroom: King-size bed, en-suite bathroom, 40" HD TV - 3rd Bedroom: Queen-size bed, 36" HD TV - 4th Bedroom: Queen-size bed, dresser, full-length mirror, ceiling fan - 5th Bedroom: Full-size bunk bed on bottom, twin-size bed on top - A portable queen bed with linens can be provided on request to accommodate one additional guest. All bedrooms feature top-quality mattresses, ceiling fans, full-length mirrors, and large closets. All linens, pillows, and blankets are provided. GREAT ROOM: Large sectional sofa with several recliners and a 70" big-screen HDTV visible from the kitchen, living room, and dining room. KITCHEN & DINING: The kitchen is equipped with high-end stainless steel appliances, including a six-burner gas range and convection oven, microwave, Keurig with K-Cups, automatic coffee maker, dishwasher, and a large stainless steel fridge. Fully stocked with pots, pans, cookware, flatware, and small appliances. Ample seating in the dining room, breakfast bar, and outdoor patio. THE BACKYARD: - Private pool with Baja Step (great for kids and adults) - 4 water features - 5-person private spa - Two-way fireplace - Outdoor gas fire pit - Lit gazebo - Outdoor pool table - Foosball table - Ping pong table - Cornhole - Large gas grill with food prep area and covered outdoor dining table - Full tank of propane provided for the grill and fire pit during your stay LAUNDRY: Extra-large, hi-capacity washer and electric dryer on site. Starter laundry soap and dryer sheets provided. INCLUDED: Parking for multiple vehicles in the private driveway, 2-car garage with automatic remote, all linens, towels, blankets, pillows, granite countertops throughout, 2 hair dryers, iron and ironing board, vacuum, 4 HD TVs, cable TV, and high-speed wireless internet. A FEW NOTES: - Pool heat is available for an additional fee ($150/night or $700/week) and must be requested at least one week prior to check-in. Water features cannot run when pool heat is on — they cool the water and counteract the heater. - Hot tub use is free. Please follow the instructions in the welcome packet. A $200 service fee applies if misuse leaves the tub unusable. - Check-in is 4:00 PM. Check-out is 11:00 AM. HOUSE RULES: - Lodging only — no parties, events, or gatherings of any kind - No animals of any kind (owner has severe allergies; $500 fine for violations) - 25 years of age to book; proof required - No smoking or vaping - No third-party bookings The posted rates are for lodging only for the number of guests indicated on your inquiry, with a maximum of 12 occupants.
